Quick answer: how a condo offers residents a tennis ball machine
Tennis Machine SG (GX TECH PTE. LTD., UEN 202503838W) installs a Smart Tennis Hub — a weather-sealed, self-service locker holding a professional tennis ball machine, 130+ pressureless balls, a cart and a ball picker — beside a Singapore condominium's tennis court, at no cost to the MCST. Residents book, pay and unlock it from their phones. Tennis Machine SG handles payments, insurance, servicing and support, and pays the management fund a fixed monthly rental, indicatively from S$60, or a base rental plus a share of revenue. The estate provides about 90 × 60 cm of space and a 3-pin socket, court booking stays under the estate's own rules, and every placement starts with a risk-free 3-month pilot.
Why Estates Say Yes
Income for the management fund
A monthly rental paid to the MCST, with electricity covered — instead of a facility that only ever costs money.
A facility residents actually use
Residents without a regular hitting partner can finally use the court — early mornings, after work, whenever your court hours allow.
Nothing for the MA to manage
No keys at the guardhouse, no booking sheet, no resident queries. Bookings, payments, refunds and support all come to us.
Familiar to approve
Structured like the parcel lockers and vending machines many estates already host: a small licence, a monthly rental, removable at any time.
What the Council Is Being Asked to Approve
The whole arrangement on one card — the version to read out at the meeting.
| Space | About 90 × 60 cm of common property beside or near the tennis court, at a spot agreed on a site walkthrough. |
|---|---|
| Power | One standard 3-pin socket. Usage is roughly 15–20 kWh a month at maximum usage, covered in the rental. |
| Money | A fixed monthly rental to the management fund, indicatively from S$60 — or a base rental plus a share of revenue for high-usage estates. |
| Term | One year, auto-renewing, terminable by either party on one month’s written notice — or your standard licence terms. |
| Pilot | The first 3 months are risk-free: if the council or managing agent finds any inconvenience, we remove the Hub at our cost. |
| Insurance | Public liability and equipment insurance carried by GX TECH PTE. LTD. |
| Court rules | Unchanged. Residents still book the court through the estate’s existing system. |
How approval usually works
Proposals like this normally go to the council first. Depending on your by-laws and how the licence is structured, the council may decide it at a council meeting or table it at a general meeting — your managing agent will advise on the route. Either way, we provide a written proposal formatted for council papers, and we're happy to attend the meeting to answer questions.
The Questions Councils Ask
Expect some version of these six at the meeting. Here are the short answers; the FAQ below has the full ones.
Will it be noisy?
The machine runs on quiet electric motors and is only used during court bookings under your existing rules — no louder than a normal game, at the times play already happens.
Can outsiders use it?
The Hub sits inside the estate, behind your own access control, so only people who can enter the estate can reach it.
Who handles complaints?
We do. Residents contact Tennis Machine SG on WhatsApp for bookings, refunds and faults; nothing is routed to the management office.
What about injuries or damage?
Every user accepts our Terms of Service and Liability Waiver, each session carries a S$200 deposit hold, and we carry public liability and equipment insurance.
Will residents hog the court?
No. The Hub never allocates court time — residents still need a valid court booking under the estate’s rules to play.
What will it look like?
A fridge-sized cabinet in a corner by the court, finished to suit the estate — including discreet, unbranded treatments.
Proof, not a pitch deck
Already Running, With Nobody on Duty
Our first locker has rented out a professional ball machine with no staff present since early 2026. It sits at Yew Luck Luck Convenience Store, a short walk from the courts at ActiveSG Sport Village @ Jurong Town: players book online or scan the QR code, then pay, unlock, play and return everything themselves, at any hour. Everything a host venue gets already runs there — the booking app, card payments, verified accounts, the deposit hold, remote unlocking and support.
Jurong locker: open 24/7
- ✓Operated by GX TECH PTE. LTD., a registered Singapore company (UEN 202503838W)
- ✓Card payments by Stripe; every player has a verified account and accepts our Terms of Service and Liability Waiver before the locker opens
- ✓Public liability and equipment insurance carried by us
- ✓Rated 5.0 by players on Google
“The machine was easy to set up and use, even for someone not very technical.”
Why Not Just Buy a Ball Machine?
Buying one looks simpler until someone has to own the bookings, the keys, the charging and the repairs. Here is the comparison side by side.
Compare buying a machine with hosting a Hub
| Topic | Buy a machine yourself | Host a Smart Tennis Hub |
|---|---|---|
| Upfront cost | A four-figure purchase — typically S$1,200 to S$3,000 or more for a reliable battery model — plus balls, a cart and lockable storage | Nothing. We fund the cabinet, the machine, 130+ balls, the cart and the picker |
| Bookings & payments | Someone keeps a booking sheet and collects fees — or it is free, first-come and nobody keeps track | Our booking app, 24/7, paid by card through Stripe |
| Keys & handover | Staff or security sign the machine out and back in | None — the cabinet opens only for the resident who booked |
| Charging, balls & repairs | Your team charges batteries, replaces worn balls and arranges repairs | Ours: regular site visits, ball replacement and servicing |
| Damage & misuse | The estate pays to repair or replace | A refundable S$200 deposit hold on every session, plus our equipment insurance |
| Liability | Falls on the estate as the equipment provider | Our public liability insurance, and a waiver every resident accepts before the cabinet opens |
| Money | A cost line in the budget, every year | A monthly rental paid into the management fund — indicatively from S$60 |
| If it doesn’t work out | You own an idle machine | We remove it at our cost and make good the space |
Who Does What
We do 100% of the work
- ✓Provide, install and maintain the cabinet and the machine at our own cost
- ✓Carry public liability and equipment insurance
- ✓Handle every booking, payment, refund and dispute online
- ✓Run all customer service and technical support — users never approach your managing agent, concierge or security
- ✓Attend site on a regular schedule to test equipment, replace balls and keep the area clean
- ✓Brief your front-desk or courts team so they can speak to it knowledgeably
- ✓Remove the unit and make good the space if the arrangement ends
You provide two things
- ✓A micro-space of approximately 90 × 60 cm beside or near the tennis court
- ✓Access to a standard 3-pin electrical socket (230V)
That's the entire ask.
No staffing, no keys to issue, no stock to manage, no incident handling, no capital expenditure, and no change to how your courts are booked. Electricity is minimal — roughly 15–20 kWh a month at maximum usage, about S$6–S$8 — and is covered in the commercial terms.
Commercial Terms for Estates
Two ways to be paid. The fixed rental is the simpler of the two to administer and to report at the AGM, which is why we recommend it for most estates.
Simplest for MCSTs
Fixed rental
From S$60 / month
A flat monthly rental paid to the management fund, inclusive of electricity. Indicative — the final figure depends on the site and is set out in the written proposal.
For busier courts
Base rental + revenue share
Shares the upside
A smaller base rental covering electricity, plus a share of the gross rental revenue the Hub earns at your estate, calculated from monthly Stripe statements.
Term
One year, auto-renewing, terminable by either party on one month's written notice, after a risk-free 3-month pilot. We remove the Hub and make good the space at our own cost. We're equally happy to work to your estate's standard licence terms.
For managing agents
One Partner for Every Estate You Manage
Most managing agents look after several developments. One relationship with Tennis Machine SG covers all of them: we brief your property officers, handle every resident query ourselves, and keep the paperwork simple for each council. Nothing about the Hub adds to your team's workload.
Talk to us about your portfolioWhat Actually Gets Installed
A weather-sealed smart cabinet about the size of a household fridge, sited beside or near your courts without obstructing walkways. It needs about 90 × 60 cm of floor and one 3-pin socket.
-
Scan, pay, unlock
Residents book ahead or scan the QR code on the cabinet’s screen, then collect with a six-digit pickup code. No app, no keys, no staff.
-
Checks every item back in
Sensors confirm the ball machine, cart and racquets have come back before a session settles, and the deposit hold is released automatically.
-
Charged for every session
The cabinet charges the machine’s battery packs and hands out one with enough charge to finish the booking.
-
Works even offline
Pickup codes are checked on the cabinet itself, so a dropped internet connection never strands a player at the door.
-
Monitored as it happens
Every door, item and battery event reports to our system in real time, so a fault shows up on our side straight away.
-
Finished for your venue
Cabinet finish and branding matched to the estate or clubhouse, including discreet, unbranded treatments.

Condominium FAQ
Can a condominium in Singapore get a tennis ball machine for residents without buying one?
Yes. Tennis Machine SG installs a Smart Tennis Hub — a self-service locker holding a professional tennis ball machine, 130+ balls, a cart and a ball picker — beside a condominium’s tennis court at no cost to the MCST. Residents pay per session through the Tennis Machine SG booking app, and Tennis Machine SG pays the management fund a monthly rental, indicatively from S$60.
Does the MCST council or a general meeting approve a Smart Tennis Hub?
A Smart Tennis Hub proposal normally goes to the MCST council first. Whether the council can approve it or should table it at a general meeting depends on the estate’s by-laws and how the licence is structured, so the managing agent advises on the route. Tennis Machine SG provides a written proposal formatted for council papers and can attend the council meeting or AGM to answer questions.
How much rental does a condominium earn from a Smart Tennis Hub?
Tennis Machine SG pays a condominium’s management fund a fixed monthly rental, indicatively from S$60 per site, inclusive of electricity. Estates with heavy court use can instead take a smaller base rental plus a share of the rental revenue the Hub generates, calculated from monthly Stripe statements.
Will a ball machine be noisy for residents living near the tennis court?
No more than normal play. The ball machines in a Smart Tennis Hub run on quiet electric motors, comparable to normal conversation, and residents can only use one during a court booking made under the estate’s existing rules — so the machine is used only at the times tennis is already played.
Can non-residents use the ball machine at our condo?
A Smart Tennis Hub installed inside a condominium sits behind the estate’s own access control, so only people who can enter the estate can reach it, and residents still need a valid court booking under the estate’s rules. Tennis Machine SG agrees the access arrangement with each estate before installation.
Who handles resident complaints, faults and refunds?
Tennis Machine SG does. Bookings, payments, refunds, faults and customer support for a Smart Tennis Hub are handled by Tennis Machine SG online and on WhatsApp (+65 8575 3796); residents never need to approach the managing agent, concierge or security.
What insurance does Tennis Machine SG carry for a condo installation?
GX TECH PTE. LTD., which trades as Tennis Machine SG, carries public liability and equipment insurance for every Smart Tennis Hub. Each user must accept the Tennis Machine SG Terms of Service and Liability Waiver before the cabinet opens, and every session carries a refundable S$200 deposit hold.
What if the council changes its mind?
Every Smart Tennis Hub placement starts with a risk-free 3-month pilot, and if the council or managing agent finds it causes any inconvenience, Tennis Machine SG removes it immediately at its own cost and makes good the space. After the pilot, the licence runs for one year, auto-renewing, terminable by either party on one month’s written notice.
